Satellite towns

Bangalore, as the fastest growing city on this side of the hemisphere, has its fair share of problems. The one that needs to be tackled immediately is housing. Shelter for al l by 2010 AD started as a formidable challenge but has become a distant ream. Both the Karnataka Housing Board and the Bangalore Development Authority haven't gone far in achieving a bivalve solution to the housing crisis. The zoning regulations, more often breaded than ashered to, have led to unplanned, haphazaid growth of cities and towns. The tragic consequence the once calm and serene localities have turned into noisy polluted areas.

The need of the hour is to develop small or medium sized satellite towns with good transport and communication links to the city. There is some loud thinking on in the Government too that the formation of satellite towns in and around Bangalore will help ease its congestion and relieve pressure on its infrastructure. Several experts speak in favour of southward growth because of the availability of underground water there.

With Bangalore being recognized as the IT capital of the country and with numerous MNC's setting up bases here, there is no dearth of funds and verve to embark on such a venture. Decentralization is the buzzword and setting up sub centers in the city is the most promising solution.

The aim of such a venture is to work out concept of self-sufficient neghbourhoods, complete with work-live-play environment, incorporating the latest state of the art technology in terms of technical know-how, convenience and comfort on the housing front. It is the amalgamation of high quality office space with luxurious, executive, residential apartments with recreation facilities, meticulously landscaped, aesthetically approached, conductive fro business as well as living. The concept involves developing growth centers where all facilities of housing, banking, communication links, industrial units, roads and infrastructure can comfortably co-exist. It aims at de-linking from the main city, and forming self contained centers serving as a mini cities where people work and live on a day-to-day basis, and the need to access the main city would be few and far in between. Many areas of Bangalore are congested as the city was not planned to take this king so expansion. Areas such as Yelahanka, Sarjapur, Jayanagar and Whitefield can be developed into satellites. With the demand for affordable housing continuing to rise and builders opting to stick by time tested 'hot' localities it wont be long before Bangalore bursts at the seams. A small effort now will go a long way.

Now Bangalore is emerging as a high teck city, accounting for a substantial portion of the nation's investments and profits, both in the public and private sector. The economy is slowly bouncing back. Market tends project real estate on an upswing. With the demand for housing at its peak and financial institutions making it easy with their attractive loan structures and pay back schemes, it is the right time for investing in the dream house. It is buyers' market right now.
