The Bombay Rents,
Hotel and Lodging House Rates (Control) Act,1947
Object of the Act:
The Act was introduced
with the dual purpose of protecting the rights of both, the landlord and the tenant. The
paucity of accommodation leads to the exploitation of tenants by landlords. This
prevailing scarcity of accommodation is also responsible for the refusal on the part of
tenants to vacate the premises when it is legally due for them to do so. This leads to
several landlord-tenant disputes.
The object of this Act is to regulate the rights and obligations of both the landlord and
the tenant. It safeguards the rights of the landlord in the property and it also makes
provisions for the eviction of the defaulting tenant.
